Commercial Roofing Systems: Which Is Right for Your Building?
Choosing the right commercial roofing system for your building is one of the most consequential decisions a property owner or facility manager makes. Each system has distinct advantages, cost profiles, maintenance requirements, and appropriate applications. Apex Architectural Metal helps Alabama commercial property owners make informed, confident decisions — not sales-driven ones. We install all major commercial roofing systems and recommend the one that best fits your building's needs and your budget.
TPO (Thermoplastic Polyolefin)
TPO is the most widely installed commercial roofing membrane in the country. White TPO reflects heat effectively, and its heat-welded seams create exceptionally strong, watertight bonds. TPO is appropriate for a wide range of commercial building types and performs well in Alabama's climate. Manufacturer warranties of 15–25 years are standard, and properly maintained systems often exceed warranty life. See our Commercial TPO page for more detail.
EPDM (Ethylene Propylene Diene Monomer)
EPDM is a synthetic rubber membrane known for outstanding durability, flexibility, and chemical resistance. It has one of the longest track records of any commercial roofing membrane, with systems installed in the 1970s still performing today. EPDM excels in applications with chemical exposure, extreme temperature cycling, or where puncture resistance and flexibility are priorities. See our Commercial EPDM page for more detail.
Modified Bitumen
Modified bitumen systems bring multiple ply layers of reinforced asphalt to create a redundant, durable roofing membrane. They offer excellent puncture resistance and are well-suited to roofs with significant foot traffic from maintenance operations. Modified bitumen can be torch-applied, cold-applied, or self-adhered depending on project requirements, and repairs are straightforward. A proven system with a long history in commercial roofing.
Standing Seam Metal Roofing
For commercial buildings where roof life, appearance, and long-term value are the priority, standing seam metal is the premium choice. Concealed fastener systems with properly engineered clips accommodate thermal movement without stress. Kynar-coated steel and aluminum panels are available in a wide range of colors. Installed correctly, a standing seam metal roof will outlast the building's first several re-roofing cycles. Higher upfront cost, dramatically lower long-term cost per year of protection.
Built-Up Roofing (BUR)
Traditional hot-applied built-up roofing remains in service on many older commercial buildings and continues to be specified for certain applications. Apex has crews experienced in BUR repair and can advise on BUR systems for specific project types.
